Here's How Empire's Listing Agent Stands Out

- Determine what to set the rent at
The listing agent performs a comparative market analysis (CMA) which lets the owner know what the property should be renting based on the area it is located in. This report will show what similar sized homes in the neighborhood are renting for currently as well as over the past 6 months.

The report finds homes that are the most similar in:
- square footage
- year built
- number of bedrooms
- number of bathrooms

The report typically pulls statistics from the last 6 months, but the past year’s data is used when that isn’t enough to determine a rent amount for the area.

- List, market and show the property
Once the rent amount is determined based off the CMA, the property is listed on over 100 marketing websites that we use. Most of our homes are set up with a self-showing system so potential tenants can view the property themselves without needing an agent. If they do need an agent, a listing agent will show the property.

- Guide through the application process
If they are interested in applying, the listing agent can also help by directing them to the application process which is available online on our website.

Some documentation is required when applying to rent such as a couple of months of paycheck stubs or bank statements and a copy of your ID. It is also going to ask for rental and work history. The entire process can be done online from a computer or a phone.

The application process is very transparent, and the requirements for renting are clearly stated on the website. If you apply for a property and unfortunately do not get approved, one of the reasons is probably already on the website.

There a fee for applying ($60 per person) for everyone over 18 living on the property, so make sure you meet all the requirements before applying.
