I found a great site that provides all this data in any area for Airbnb and other vacation rentals in the market. You can see occupancy rates, average, low season, high season rental rates! Etc it helped me a lot getting the data and numbers together. Check it out.

*note some areas require you rent out your property less than 30 days a month check local ordnances and laws in your area.
**These are simple numbers as an example only look at fees charged on sites like home-away and Airbnb, cleaning fees, local management fees (if you don’t do these.), insurance, land or lot rentals, etc The idea is to make this as passive as possible. This also depends on the occupancy percentages in your area.
